Once a short sale workout request has been approved by Freddie Mac, the next step is getting through the settlement process. To request settlement, you must complete the following:

Workout Prospector will automatically update with the final request details and decision status. Proceed with submitting the workout settlement request through Resolve. Refer to the Submitting Settlement Request Through Resolve help section for guidance on settling an approved short sale workout in Resolve. |
Resolve Liquidation API |
Your response file will indicate that the workout has been decisioned as Approved. Proceed with submitting the workout through the Resolve Liquidation API for settlement. For API submissions, users have a read-only access to the dashboard and Details page to review details including status, comments, history, etc. Any actions will be done through subsequent API submissions(e.g., information requested, extension requests, settlement, etc.) Refer to the Resolve Liquidation API Reference Guide on the Developer Portal for additional details on the short sale settlement process. |
There are two methods that you can use to submit a short sale settlement request through Resolve's user interface:
REMINDER: The workout request must be in an Approved status in order to submit a settlement request.
A short sale settlement request can be uploaded into Resolve via the Short Sale Template as a stand-alone file, or submitted with other loan records even if those are workout approval requests and/or other settlement requests. In other words, you can co-mingle different types of workout requests in a single upload file.
The following six fields are required for uploaded settlement requests:

Note: Even though the status is Approved For Settlement, continue to monitor related Manager Series reports in the Servicer Performance Profile until settlement occurs. |

Ineligible For Settlement |
The settlement request has been denied by Freddie Mac due to eligibility guidelines and/or errors. A Failed pop-up box displays alerting you if there are errors in the settlement request. Note: If there are no errors, the Failed pop-up box does not display.
After reviewing the applicable error messages, you can do one of the following actions: 1. Click the Exception Review 2. Click the Settle 3. Click the Cancel Request |
