Offer Details

The Offer Details section on the Details page contains information around the short sale offer - including any submission notes and error messages. 

The table below provides a brief description of each data field in the Offer Details section:

Contract Sales Date

Date

Date on which a sales contract for the property was signed.

2.

MLS List Date

Date

Date on which property was listed in the Multiple Listing Service (MLS).

3.

Contract Sales Price

Currency

The actual or estimated amount paid by the buyer of a property.

Property Value

Currency

Dollar amount of the property value used in valuation calculations.

5. ARMs Length Indicator Yes/No Indicates whether the mortgage contract includes an ARMs length transaction.

Total Net Proceeds

Currency

Dollar amount of net proceeds from the sale of the subject property before deductions are taken out.

7.

Minimum Net Proceeds

Currency

The minimum bid price that will be set based on Net Present Value (NPV).

8.

Good Through Date

Date

The date through which the minimum net proceeds value and estimated market value are valid.  

9.

Sale Net Proceeds

Currency

Dollar amount of net proceeds received by Freddie Mac after the sale. This amount does not include Borrower Relocation Incentive.

Provides additional detail around the Minimum Net Proceeds (MNP) amount.

Servicer's notes in the Comments data field providing further details about the workout when submitting either the non-delegated short sale or a short sale extension request to Freddie Mac.

Workout Messages

Read-only Table

Lists the applicable error codes for requests that were submitted through Resolve's user interface or the Resolve Liquidation API. 

There are two types of error messages: 

Error Type:  Description

INFORMATIONAL

Provides informational updates as the workout or settlement request progresses through the decisioning process.

FATAL

Provides the fatal error(s) that must be resolved in order to move the request forward in the decisioning process.
