The Short Sale Template that you download from Resolve is in an Excel Workbook (.xlsx) format and contains a total of 89 data fields. For added convenience, many of the fields have drop-down menus with applicable options to make creating the file quicker and easier.

You can use the template to upload various types of short sale workout and/or settlement requests.
Note: When the file template has been updated, 'NEW' will appear t the right of the hyperlinked Short Sale Template. The orange banner will indicate when the most recent template was updated. Ensure that you use the most recent template when creating your upload file.

The template contains three tabs:
Refer to the table below for more information on each tab in the Short Sale Template:
1. The Short Sale Template tab is where you enter the loan information for the workout and/or settlement requests that you are submitting to Freddie Mac.
2. The Metadata tab in the Short Sale Template contains a field definition, data type (percentage, date, etc.) and sample value for each data field included on the template.
It also displays which data elements are required, optional, or not applicable for the type of workout or settlement request. As you are creating your upload file, you should refer to the sample data shown in the Metadata tab to avoid common data formatting errors.
Note: The metadata tab reflects the increased character limits to 5000 for Workout Comments and Reason for Extenuating Circumstances data fields.
3. The Enumerations tab provides the drop-down options and corresponding descriptions for each field name on the Short Sale Template.
