Short Sale Template Formatting Guidelines

Once you have downloaded and saved the Short Sale Template, you should reuse it each time you need to submit a short sale workout or settlement request.

IMPORTANT: Prior to uploading a file, ensure that the template downloaded and saved to your computer is the most up-to-date version. You can do this by comparing your saved template to the template version available on the Upload Short Sale Submissions page.

To ensure a successful upload, note the following restrictions when uploading your file:  

  • Use the Freddie Mac provided template.
  • File name cannot exceed 50 characters.
  • Upload only one file template at a time.
  • Minimum of one loan per file.
  • Maximum of 100 loans per file.
  • The Excel (.xlsx) file cannot exceed 5 MB.
  • Allowed file format is XLSX.
  • Do NOT enter the following signs: $, (-), %. Note: The file format will automatically add these for you, when applicable.

IMPORTANT:  As you are creating your upload file, you should refer to the sample data shown in the Metadata tab to avoid common data formatting errors.
