Summary Section

The Summary section of the Flex Modification Details page provides summary information for the Modification request and includes the following fields:

The table below provides a brief description of each data field in the Summary section:

Field Name Field Type

Description

Request ID Alpha-Numeric

A unique identifier generated by Resolve® for each workout request submitted to Freddie Mac.

Workout Type Text

A discrete set of values that identifies the type of workout being processed

Freddie Mac Loan Number Numeric

Nine-digit unique Freddie Mac identifier assigned to the loan.

Servicer Number Numeric

Six-digit unique Freddie Mac identifier assigned to the organization servicing the loan.

Servicer Loan Number Numeric or Alpha-Numeric

A unique identifier assigned by the Servicer to identify the loan.

Submitted Date Date (MM/DD/YYYY)

The date and time the workout request was submitted to Freddie Mac.

Submitted By Text

Identifier for who/how the workout was submitted.

For retention workouts submitted via the API, the field displays "Retention API".

When the workout is submitted through the UI, the Dashboard will reflect dashes ( -- ) in this field for a prior workout on a loan that has been transferred from a Transferor to a Transferee Servicer.

Last Updated Date (MM/DD/YYYY)

The date the request status was last updated.

The stage in the decisioning process. The Status field is dynamic and changes as the request moves through the decisioning process.

There are 20 color-coded statuses for modification workouts.

Click on the 'clock' icon to the right of the Status field for a history of status changes to include date and workout path, beginning with the date the exception review request was submitted. History of status changes only appear for exception review requests.

Property Address Text

The property address associated with the loan.

Workout Decision Date Date (MM/DD/YYYY) The date the workout was submitted to Freddie Mac.
Servicer Contact Email Text The Servicer's email address.
Exception Request ID Alpha-Numeric A unique identifier generated by Resolve® for each exception review request submitted to Freddie Mac.
Exception Indicator Yes/No Indicates whether an exception review has been requested on a workout.
Signed Docs Received Date

Date

The date the borrower's executed documents were received by the Servicer as reported with the settlement workout request.
Assumption Indicator Yes/No

Indicates the non-borrower applicant wishes to assume to mortgage obligation, simultaneously with the loan modification.

Note: If not provided or not applicable, the field will show '- -'.

New Borrower On Note Yes/No

Indicates the non-borrower applicant is willing to add their name to the note.

Note: If not provided or not applicable, the field will show '- -'.

New Borrower Credit Qualified Yes/No Indicates the non-borrower applicant is credit qualified to assume the mortgage obligation.
Appeal Review Request ID Alpha-Numeric The original response identifier that uniquely identifies the transaction upon which the appeal is initiated.
Appealed During Text

The workout reporting status type during which an appeal request was processed.

An appeal has been submitted in a prior stage of the workout lifecycle,

This field indicates the status when the appeal was submitted.

Example: 

The loan is in an Approved for Settlement status and this field shows "Trial Period", indicating that the Appeal was submitted in the Trial Period stage of the workout lifecycle.

 

Appeal Review Request Identifier Yes/No

Indicates whether the request initiated will be processed as an appeal review request (also known as a non-delegated review). You can use the Appeal Review Request ID to track and monitor the appeal request.

Note: If no appeal has been submitted, then this field will show dashes '--'.
