Upload Deed-in-Lieu Submissions

Overview

The Resolve® user interface (UI) deed-in-lieu (DIL) submissions page provides the capability to upload deeds-in-lieu of foreclosure liquidation requests to Freddie Mac.

You can upload a maximum of 5 loan records per file when submitting deed-in-lieu requests for approval.  Each upload submission validates key data points. Once successfully uploaded, the Resolve Dashboard and Details page provides the status of the request. 

An alert notification via the bell icon  will notify the Servicer that the status of a deed-in-lieu request has changed. For more information, review the Notifications section.

How to upload Deed-in-Lieu of Foreclosure Submissions

Follow the process steps below to upload a single or up to a maximum of 5 record(s) per file for a DIL liquidation request for decisioning through the Resolve UI submission path.

1. From the Resolve Dashboard, click SUBMISSIONS in the top navigation bar. The SUBMISSIONS menu displays. Click the Deed-in-Lieu hyperlink under LIQUIDATION.

Important: Download the Freddie Mac provided DIL Template to create your file to upload via the Upload Deed-in-Lieu Submissions page. Ensure you use the most recent template when creating your upload file. Refer to the Download Template section for more information.

Note: The workout comments field size has increased to 5000 characters across all Resolve products for Servicers to provide more information on the borrower's circumstances for the retention or liquidation workout.

2. The Upload Deed-in-Lieu Submissions page displays. Click anywhere in the blue-dashed section at the bottom of the page to browse your computer for the file you want to upload. Browse and open or drag and drop the file.

 Upload Validation Error Messages

Invalid File Format: Allowable File Format is .xslx.

Select CANCEL or the trash can icon  to cancel upload.

Return to Step #2

When you: Error Description
Upload a file with an invalid name File name must not include (-), space.
Upload a file which is not .xlsx Invalid File Format: Allowable File Format .xlsx.
Upload a file which exceeds 5MB File exceeds allowable size limit of 5MB.
Upload a file which exceeds 50 characters File name must be a maximum of 50 characters.
Upload more that 1 file Reduce the number files to 1.
Upload a file with invalid/incorrect header Invalid Request: Invalid header. Correct and re-submit.

 

3. The uploaded file will appear at the bottom of the Upload Deed-in-Lieu Submissions page. Click Submit or Cancel.

Select: To:
Proceed with the upload of the file.
Cancel the upload of your file and return to the Upload Deed-in-Lieu Submissions page.

Delete the uploaded file.

Note: If there are no upload validation messages, the trash can icon is still available to remove the file and select another (i.e., selecting the wrong upload file but its parameters passed all validation checks).
