Expense Codes Tab Data Fields

Refer to the table below for a detailed description of the data fields found in the Expense Codes Tab in Expense Management

Expense Codes Search Menu

  Data Field: Field Type: Description:
  Button Select the VIEW CODES  button to view the expense codes associated with the search criteria entered into the Expense Codes menu.
  Button Select the RESET button to clear the data entered into the Expense Codes menu.
1. Product Drop-Down List

Select the product type from the drop-down list. The red asterisk * denotes this field as a required field. 

Note: Currently, the only product type available to select from the drop-down list is Primary. 

2. MI Company Name

Drop-Down List (Servicers)

or

Auto Populated (MI Companies)

The name of the mortgage insurance company from which the private mortgage insurance coverage was obtained.

This field displays differently based upon the Total MI Claims user login credentials.  

If the Total MI Claims User is a: Then:
Servicer The field displays a drop-down list of available mortgage insurance companies for the Servicer to select from. 
MI Company (MICO) The field auto populates with the MI company name.
3. Applicable Yes/No Radio Buttons

Indicates whether the expense code is claimable with the MI company.

Select either Yes or No.

Select: If:
Yes The expense code is claimable with the MI company.
No The expense code is not claimable with the MI company.
4. Expense Code Numeric Enter the six-digit identifying expense code into this field. 
5. Definition Text Details the type of cost an expense code represents.
6. Expense Category Drop-Down List

Select an expense category from the drop-down list. 

Applicable values include:  

Expense Category: Description:
Attorney Fees Examples include, but are not limited to: Trustee/Attorney Fees and Non-Judicial Foreclosure Trustee Fees.
Escrow Account Balance Examples include, but are not limited to: Escrow Refund and Escrow at Default.
Hazard Insurance Premiums Examples include, but are not limited to: Hazard Insurance and Forced Placed Hazard Insurance.
Insurance Proceeds Examples include, but are not limited to: Hazard Insurance Proceeds and MI Proceeds.
Net Rental Proceeds Examples include, but are not limited to: Leasing Fee and Rental Income.
Other Deductions Examples include, but are not limited to: Hazard Insurance Proceeds and MI Proceeds.
Other Disbursements Examples include, but are not limited to HOA Dues and Municipal Lien Search Fees.
Pledged Savings Buydowns Examples include, but are not limited to: Redemptions and Referral Fees.
Property Preservation Cost Examples include, but are not limited to: Sewer and Water Bills.
Statutory Disbursements Examples include, but are not limited to: Bankruptcy Court Filing Fees, Foreclosure Court Filing Fees and Recording Fees.

File Count

Text Displays the total number of records found for the expense codes search.
  General Navigation Page Menu

Select the forward and backward arrows, or applicable page number to display results. The number of results per page defaults to 10. Click on 10, 25, 50 or ALL to adjust the number of results per page. 

1. Expense Code Numeric Hyperlink

The six-digit identifying code for the expense. 

Refer to Guide Exhibits 57, 57A and 74 for a complete list of the numeric expense codes.

2. Definition Text The description of the expense category.
3. Expense Category Text

Specifies the broad category into which individual expense claim types may be grouped. 

Values that may display include: 

Expense Category: Description:
Attorney Fees Examples include, but are not limited to: Trustee/Attorney Fees and Non-Judicial Foreclosure Trustee Fees.
Escrow Account Balance Examples include, but are not limited to: Escrow Refund and Escrow at Default.
Hazard Insurance Premiums Examples include, but are not limited to: Hazard Insurance and Forced Placed Hazard Insurance.

4. MI Company Name Text

The name of the mortgage insurance company from which the private mortgage insurance coverage was obtained.

5. Product Text

Indicates the product type. 

Note: Currently, the only product type that displays in this field is Primary.

6. Applicable Yes/No

Indicates whether the expense code is claimable with the MI company.

This field displays either a Yes or a No. 

If the Field Displays Then:
Yes The expense code is claimable with the MI company.
No The expense code is not claimable with the MI company.
7. Claim Effective Date

Date

(mm/dd/yyyy)

The effective date for the claim.
