Closing Disclosure

The Closing Disclosure section of the Details page contains information around the settlement costs associated with a short sale.

The table below provides a brief description of each data field in the Closing Disclosure section:

1.	Buyer First Name	Text	Buyer's first name.
2.	Buyer Last Name	Text	Buyer's last name.
3.	Closing Date	Date	Date of the settlement closing.
4.	Reason	Text	Reason selected from the drop down that indicates why an extension is being requested for the short sale: Note: This field will only show if an extension to the original closing date is requested.
Credit to Seller:
5.	Borrower Cash Contribution	Currency	Dollar amount of cash contributions by the borrower.
6.	Is Insufficient Contribution Justified?	Radio Button	Indicates whether the Servicer has approved the justification provided by the borrower around why they are unable to meet the Investor's recommended cash contribution amount.
7.	Reason for Insufficient Contribution	Drop-Down List	States the reason for insufficient contributions by the borrower.
8.	Adjustment for Items Paid in Advance	Currency	Dollar amount paid in advance by the borrower.
9.	Gross Amount Due Seller	Currency	Gross dollar amount due to the seller before any reductions are taken out. Note: This currency value is calculated in Resolve.
Relocation Incentives:
10.	Investor	Currency	Dollar amount of incentive that will proceed towards borrower relocation expenses.
11.	DLA/Other Government	Currency	Dollar amount that the DLA/Government will contribute towards the relocation assistance.
12.	Alternative Sources	Currency	Dollar amount that other alternative sources will contribute towards the relocation assistance (i.e., employer, etc.).
13.	Servicer	Currency	Dollar amount that the Servicer will contribute towards the relocation assistance.
Reduction From Amount Due Seller:
14.	Assessments	Currency	Dollar amount to cover the assessment that is not paid by the seller in advance.
15.	Payoff of Second Mortgage Loan	Currency	Dollar amount to pay off the second mortgage loan.
16.	Commission Paid at Settlement	Currency	Total dollar amount of Seller and Agent Commissions.
17.	Allowable Closing Cost	Currency	Total dollar amount of expenses and unpaid dues. Note: This currency value is calculated in Resolve.
18.	HOA/COA Dues	Currency	Outstanding HOA or COA dues required for closing.
19.	Misc Description 1	Text	Description of Misc Fee 1.
20.	Misc Fee 1	Currency	Misc fee amount that needs to be paid as part of the short sale closing.
21.	Misc Description 2	Text	Description of Misc Fee 2.
22.	Misc Fee 2	Currency	Misc fee amount that needs to be paid as part of the short sale closing.

26.	County Taxes	Currency	Dollar amount of county taxes that were not advanced.
26a	Period - County Taxes (From)	Date Range	The beginning date for the county taxes that were neither advanced nor paid by the seller.
26b	Period - County Taxes (To)	Date Range	The end date for the county taxes that were neither advanced nor paid by the seller.
