Create up to five loan scenarios.

 

Rate Sheet Templates

Select the Rate Sheet Template name.

 

Manage Templates

Click to manage existing cash rate sheet templates for your organization (i.e., delete and export to a PDF).

 

Primary Rate Sheet Parameters. The system defaults to Mandatory, Servicing-Retained, and Contract Level Pricing.

Contract Option

Select Mandatory.

Servicing Option

Select Retained / CTOS (Concurrent Transfer of Servicing).

Retained = Seller retains the Servicing Rights of the Mortgage.

CTOS = when you transfer servicing to a Servicer of your choice for loans sold through Co-Issue XChange under a Form 960, Concurrent Transfer of Servicing Agreement. The Servicer selected by the Seller must be a Freddie Mac-approved Servicer eligible to service the particular mortgage, and Freddie Mac must approve the Transfer of Servicing in accordance with Guide Chapter 7101.

Pricing Detail

Select Loan Level Pricing. Create up to five price scenarios for each rate sheet. Some loan level data fields may be subject to Exhibit 19, Credit Fees, fee credits or Servicing Released Premium (SRP) price adjustments.

Standard Rate Sheet Parameters

Note Rate Percent*

Enter an interest rate range or click the checkbox for All Note Rates. Enter the loan amount.

Note Amount*

Enter the loan amount.

Contract Period*

Enter a contract period between 2 and 90 days.

Servicing Spread

The system defaults to .25%.

Click the drop-down to select other available Servicing Spreads.

Payment Frequency Type

System defaulted value.

Product Information

Loan Reference Product Label*

Select a product from the drop-down menu.

Cash Specified Pool Type

This is an optional field and is available for input after a Loan Reference Product Label is selected. Click the drop-down menu to select a Cash Specified Pool Type product.

Section of the Act Type

This is an optional field and will be available for input after the applicable Loan Reference Product Label of:

  • FHA
  • VA
  • Public and Indian Housing
  • Guaranteed Rural Housing

Click the drop-down menu to select the applicable Section of the Act Type.

Note: Consult your terms of business and Exhibit 17S, Available Mortgage Products, for product eligibility.

Additional Loan Level Information

Data fields in this section are dynamic and may be subject to Exhibit 19, Credit Fees. Complete the information in this section, to receive a granular price. Some values automatically default.

Property Estate Type

System defaults to Fee Simple.

Construction Method Type

System defaults to Site Built.

Project Legal Structure Type

System defaults to None.

Property Usage Type

System defaults to Primary Residence.

Financed Unit Count

System defaults to 1.

State Code

Enter the alphanumeric character or select from the drop-down menu.

Loan Level Credit Score Value

System defaults to 900.

LTV Ratio Percent

System defaults to 80%.

Loan Purpose Type

System defaults to Purchase.

PUD Indicator

System defaults to blank.

Loan Program Identifier

Click the drop-down menu to select.

Investor Feature Identifier

The system defaults to blank.If applicable, enter the three digit alphanumeric value.

 

ADD OR CLEAR

  • Click ADD to save the price scenario.  A maximum of five scenarios is permitted.
  • Click CLEAR to clear the rate sheet parameters.

 

Current Request List – May include up to five loans. Loan scenarios.

  • Displays the pricing scenario based on the rate sheet parameters you selected.
  • The scenarios are numbered as Loan 1 through Loan 5.
  • Click the trash can icon to delete the scenario.
