Investor Feature Identifier

Definition:
 

An investor-specified identifier used to identify a loan feature not defined by other attributes.

Valid Values:
 

May not exceed 3 characters.

See Exhibit 34 for a list of Investor Feature Identifiers. 

When to Use:
 

Required for all loans if an Investor Feature Identifier is required by the Freddie Mac Single-Family Seller/Servicer Guide or other purchase documents. Deliver:

  • J99 for new construction properties with Home Energy Rating System (HERS) Index score less than or equal to 60. Note: Prior to delivery, acquire the HERS score through RESNET and confirm the score is less than or equal to 60. 
  • J98 for new construction properties with solar panels. 
  • K10 for Home Possible with a VLIP Mortgage Credit.
  • J99 for Green MBS pools sold through the Guarantor program. Refer to Guide Sections 6202.2, 6302.3 and the Guide Glossary.
How to Use:
 

If the Investor Feature Identifier (IFI) you are required to deliver contains a letter, it must be capitalized.
