Property Details

The Property Details section of the Details page contains the property details and includes the following data fields.

The table below provides a brief description of each data field in the Property Details section.

Broker Price Opinion Currency

A broker's written estimate of the probable sales price of the property.

Brokers' Price Opinion Details

Overview

The Broker Price Opinion (BPO) Details of the Property Details section contains the BPO status, order ID, completion date, cancellation/hold reasons, and the Servicer and property contact information. When the BPO is completed, the status will show Closed on the BPO Details pop-up box. The BPO will remain in a Closed status, as the Workout statuses move from one progression to another. 

The table below provides a brief description of each BPO Status type:

BPO Status Description
BPO Cancelled

The request may be in a BPO CANCELLED status for one of the following reasons:

  • Client request
  • No supplier found
  • Duplicate order 
  • Insufficient data
  • Access information incorrect
  • No response from Servicer or point of contact (POC)
  • Occupants refusing access
  • Order placed in error
  • Easement issue
  • Pending legal issue
  • Incorrect address
  • Other

The Servicer must take action to identify and correct the cause of the cancellation and obtain a BPO outside of Resolve, then resubmit the deed-in-lieu approval request.

BPO Hold

The request is in a BPO HOLD status for one of the following reasons:

  • Insufficient information
  • Occupants refusing access
  • Access information incorrect
  • Future inspection date established
  • Awaiting response from point of contact (POC)
  • Waiting response from Servicer 
  • Other

Once the reason for the hold status has been resolved, the status moves from BPO Hold to BPO Closed.

Resolve will automatically continue processing the request and the workout status will move to Approved or Ineligible for Approval, per eligibility requirements.

BPO Pending

The request is in a BPO Pending status when the broker price opinion property valuation is in progress, but not yet completed. Once the BPO request has been completed, the status moves from BPO Pending to BPO Closed.

Resolve will automatically continue processing the request and the status will move to Approved or Ineligible for Approval, per eligibility requirements.

BPO Comment Any additional comments provided about the BPO.
BPO Order ID The numeric identifier for the BPO order.
BPO Completion Date The date the BPO was completed.
BPO Hold/Cancel Reason The reason for the hold or cancel status of the BPO.

Servicer Contact Email The email address for the Servicer's Real Estate Owned (REO) contact.
Servicer Contact First Name The first name of the Servicer's REO contact.
Servicer Contact Last Name The last name of the Servicer's REO contact.
Servicer Contact Phone The phone number of the Servicer's REO contact.
Property Contact First Name The first name of the contact to access the subject property.
Property Contact Last Name The last name of the contact to access the subject property.
Property Contact Phone The phone number whom can provide access to the subject property.
Special Interior Access Specific instructions for accessing the property.


Required data fields for BPO orders

Resolve retrieves the property value and BPO details when available through BPO Direct. If there is no valid interior/exterior BPO available for the loan, Resolve will place a new BPO order provided the required data is entered on the upload submissions template. Once the BPO details are obtained, Resolve checks eligibility rules to ensure the loan meets eligibility criteria to render a decision. The following template data fields are required for Resolve to order the BPO valuation:

  1. Property Contact First Name
  2. Property Contact Last Name
  3. Property Contact Day Phone
  4. Servicer Contact First Name
  5. Servicer Contact Last Name 
  6. Servicer Contact Phone
  7. Servicer Contact Email
